Scenting small hotels, rural guesthouses and holiday apartments on a tight budget

Aromatización de hoteles pequeños y casas rurales con presupuesto ajustado - BENDIS

Short answer: in a small hotel, an urban boutique hotel, a rural guesthouse or a holiday apartment you don't need to scent everything. One unit in reception (or in the apartment's living room) and another that moves between rooms while they are being prepared gets you almost all of the effect. Units can be bought from €72.99 or paid for with the monthly scenting plan from €29.90 a month + VAT.

A large hotel scents everything, area by area. A twelve-room property or a holiday flat has to choose: a few points, a well-chosen scent and consistency. The underlying idea is the same: you decide what you want guests to feel when they walk in (calm, cleanliness, warmth, a bit of character) and keep it the same every day. If you want to see how it is done on a large scale, we cover it in scenting a hotel area by area.

Why scent matters so much in a small property

A good smell when the door opens is judged in seconds, before guests look at anything. And the other way round: a stuffy smell, damp or the previous guest's dinner is noticed straight away, and often ends up in a review.

In a small property it counts even more. There is no marble lobby or permanent reception. Guests often let themselves in with a code, and the first thing they get from the apartment is how it smells. That moment is your reception.

Order of priority

  1. Reception, entrance or the apartment's living room. This is when guests form their first impression. If you can only have one unit, it goes here.
  2. Corridor or common area. The route between the entrance and the room is what gives a sense of continuity.
  3. Lounge or breakfast area. In rural guesthouses it is often the heart of the property. Be careful at breakfast time: the fragrance must not compete with the coffee and bread. In a boutique hotel with a café, better to leave that room unscented.
  4. Bedrooms. Last, and with a different approach.

Bedrooms: a different approach

A fixed unit in every room sends costs soaring and guests don't always like it, as they want to control their own space. What works better is to prepare the room before check-in, with a portable unit that housekeeping moves from room to room while preparing them.

Fifteen minutes per room is enough for guests to walk into a space that feels ready, and a single unit covers the whole floor.

Minimum combinations that work

  • One- or two-bedroom apartment: a LUME or a FLOW in the living room, at low intensity. If the bathroom is damp, a PULSE with a neutralizer.
  • Several flats in the same building: the same scent in all of them. Returning guests, or those who book another of your flats, recognise the house.
  • Urban boutique hotel: one unit in reception and another in the corridor or common area. Shared toilets are separate, with their own unit.
  • Rural guesthouse: reception or lounge, plus a portable unit to prepare the bedrooms.

Which unit for each area

Purchase price including VAT and monthly plan for businesses:

Area Unit Coverage Purchase Monthly plan
Bathroom, shared toilet or lift PULSE 7 m² €72.99 €29.90 + VAT
Bedroom, studio or small reception SENSE 80 m² €89.99 €34.90 + VAT
Apartment living room or reception with lounge LUME 100 m² €109.99 €37.90 + VAT
Reception or entrance with no socket nearby FLOW 120 m² €79.99 €39.90 + VAT
Bedrooms (portable) or a reception that changes scent by time of day AURA 5 60 m² €269.99 €59.90 + VAT
Large common area with public footfall ORBIT 600 m² €149.99 €54.90 + VAT

A few details that matter here. The PULSE runs on a battery and has a presence sensor, so it diffuses when someone comes in. The FLOW, the most requested by small properties, runs on batteries (up to 81 days) or via USB-C, handy in entrance halls with no socket. The SENSE is the quietest in the range. The LUME has a presence sensor and alerts you when fragrance is running low. The AURA 5 holds five fragrances and switches between them from the app. The whole range is in the professional diffuser catalogue.

Which profile to choose

In a property with personality, a generic chain-hotel scent works against you: it feels impersonal, which is exactly the opposite of what you are selling. A profile that speaks of the place and the décor works better.

  • Mountains or inland: woody scents like No. 10 or No. 8, or Fig.
  • Coast: Lemon, Orange Blossom or No. 3, fresh and aquatic.
  • Stone house or classic rural property: Cinnamon & Orange in winter, Green Tea in summer.
  • Bright, white city flat: clean citrus or Green Tea. In spaces with brick or dark wood, woods and mineral notes.

And always discretion: if a guest remarks that it smells strong, it is too high. Don't choose by smelling the bottle: ask for samples and smell them in your own space. We explain how in how to create a hotel's olfactory signature step by step, and the full list is in the fragrance catalogue.

Tips for flats with self check-in

  • Program the unit from the app to run for a few hours before arrival and turn down at night.
  • After cleaning, air the flat first and leave the scent until last.
  • Fragrances are not diluted in water: they go into the bottle as they are.
  • Clean the nebulizer every 3 months.
  • Leave a short note in case guests would rather switch it off.

A detail that makes a difference

A stuffy smell in rooms or flats that have been empty for days is the real problem for many small properties. Airing for 20 minutes before scenting completely changes the result, and it costs nothing. If there is damp from the bathroom, drains, cooking or tobacco in the background, you need to neutralize before perfuming: fragrance on top doesn't cover it, it mixes with it. The Aloe Vera neutralizer is designed for damp and tobacco. We explain it in odour neutralization.

Budget: buy or pay monthly

Start with one unit in reception and one portable unit for the bedrooms. It is the combination that delivers the most per euro spent. If you want to grow later, add the corridor and common area.

  • Buying: if you have one or two apartments and visit them often, it usually pays off. The FLOW costs €79.99 and packs with a diffuser, a fragrance and 2 samples start at €89.90. The 150 ml refill costs €24.99 in the NATURAL line and €29.99 for the numbered fragrances and neutralizers; the 250 ml, €29.99 and €34.99. As a guide, a 250 ml refill lasts about 2 months, depending on intensity, schedule and size.
  • Monthly scenting plan: if you are a business, manage several properties or don't want an upfront outlay, it includes the unit and the fragrance every month for between €29.90 and €94.90 + VAT depending on the unit (FLOW: €39.90 + VAT). No minimum term and 30 days' notice, so you can adjust it to the high season. In Spain and Portugal. More information in service for businesses.

Frequently asked questions

Do I need a diffuser in every room?

No. In a small property, one portable unit that staff move while preparing each room is enough.

How much does it cost to scent a holiday apartment?

With a single unit in the living room, buying starts at €79.99 (FLOW) or €109.99 (LUME), plus refills. With the monthly scenting plan, from €29.90 + VAT a month depending on the unit, with fragrance included.

Which scent should I choose for a rural guesthouse?

One that suits the setting: woody in the mountains, citrus on the coast, warm in stone houses. Best to ask for samples and try them in the property itself.

Should I use the same scent in all my apartments?

Yes, that is what we recommend. Repeating the scent across all your properties helps guests associate it with your brand.

Does a reed diffuser work for a holiday flat?

It has little reach and cannot be adjusted. A nebulizer lets you program schedule and intensity. We compare them in why a business can't be scented with household air fresheners.

Can I pause the monthly plan in the low season?

The plan has no minimum term: you can cancel with 30 days' notice and sign up again when you need it.
