Short answer: for a property to smell good during a viewing, first get rid of the stale smell (ventilate, water in the drains, neutralize if there is damp or tobacco) and then scent it with a clean, discreet profile, switching the diffuser on half an hour beforehand. In new-build show flats you can go further and use a signature scent for the development.

When someone walks in to view a flat, the first thing they notice is not the refurbished kitchen: it is the air. A flat that has been closed for two weeks smells stale, and that smell tells the visitor nobody has lived there for a while.

Why smell matters so much in a viewing

A space that smells good is perceived as clean and well maintained before the visitor even thinks about it, and one that smells bad creates mistrust even if the flat is spotless. In a property viewing this matters more than in almost any other context: fifteen or twenty minutes, with several homes seen on the same day, and the one remembered badly is ruled out without the buyer being able to explain why.

These are the smells that put buyers off the most:

  • Pets. The most common. It is associated with a cleaning problem that is hard to solve, even when it is not.
  • Tobacco. It sets off an immediate alarm about the state of the paint, textiles and ventilation.
  • Damp. It suggests structural problems even when there are none, and it is the one that gives the buyer the most room to negotiate.
  • Stale air. Typical of empty or inherited flats. It conveys neglect.
  • Built-up cooking smells. They point to insufficient ventilation, especially in interior kitchens.

Before scenting, eliminate

The order matters. Scenting over a stale smell gives a worse result than doing nothing: the fragrance mixes with it, and the buyer also recognises the trick and reads it as something being hidden.

  1. Cross-ventilate for at least 30 minutes before each viewing.
  2. Pour water into all the drains, including the unused ones. Dry traps are the most common cause of odd smells in empty flats.
  3. Check the fridge if it has been switched off and closed, another classic.
  4. Remove old curtains or rugs that have absorbed odours.

Which scent works in a home

No intense fragrances. What works is a clean, discreet profile, the kind you associate with a freshly tidied home: soft citrus, greens, light white florals. The goal is not for the visitor to say "what a lovely smell", but to think "it feels good here" without identifying why. As soon as the scent is consciously noticed, the intensity is too high and the effect is reversed.

In a new-build show flat you can go a step further and create a signature profile for the development, closer to a hotel. There, there is room for something memorable.

How far in advance

Half an hour before the viewing is enough if the device is correctly sized. Switching it on just as you arrive does not give it time to spread, and leaving it running for days in an empty flat saturates the walls and wastes product for no reason.

In show flats with opening hours, the logical approach is to program it by time slots just like in a shop: start half an hour before opening, low and constant intensity, and off at closing.

Which device

Scent sets the mood; it does not hide problems. If a home has real damp or an active source, that must be fixed first: the buyer will notice it anyway on the second viewing, and a strong scent in an empty flat raises suspicion.
